Contractor delivers construction schedule to owner. The schedule, prepared in a Critical Path Method format, is broken down by pool components and provides a timeline for completion
Contractor purchases all supplies.
Schedule should be updated monthly.
Hold weekly meetings so everyone can keep abreast of the project status. Include the facility operators and/or their representatives, the contractor, the architect and any other individuals deemed appropriate by the team.
Keep track of equipment and products purchased and installed by contractor; receive documentation in writing.
All of the questions, Request for Information forms and change orders should be submitted in writing.
Get to know your health inspector; never get ahead of schedule before he or she can review progress; keep written inspections on site.
Permits: Be sure all necessary permits are obtained and necessary fees are paid. Make sure permits are requested and received well in advance of needing them to do the work. Watch for their expiration dates.
Utilities: Make sure someone keeps track of securing utilities water, electricity and the like.
Final punch list: Be sure all construction-related items are completed per the construction documents to receive a Certificate of Occupancy.
Contractor provides owner with all product/equipment warranties and manuals.
Keep As-Built Plans on site to assist in the long-term maintenance of the site.
Consider hiring an outside service contractor for long-term pool maintenance.
